At The Layne House, nearly every vantage offers broad vistas of the ocean while being only 5 mins. from the oceanside Wild Dunes Links and 20 mins. from the excitement downtown Charleston has to offer. Wake up to jaw-dropping, expansive ocean vistas from this 4 BR/4.5 BA home with bright, coastal interiors and sun drenched rooms. While you're sure to savor morning walks on the beach, and afternoons spent with a good book and toes in the sand, The Layne House also has a private pool and expansive decks that overlook the dunes, ensuring that everybody has a spot to relax and soak in the sun.
From this oceanfront property, six miles of white, sandy beaches beckon just steps outside the The Layne House, which is located on one of the biggest and most private waterfront tons on Isle of Palms. Majestic palmetto trees tower over lush beach vegetation, all swaying to and fro in the breeze.
With a sprawling layout that includes a cavernous kitchen and family room that span the rear of the home, plus a separate sitting area tucked into a sunny bay window alcove, all showcasing gorgeous ocean vistas, this is a home designed for comfort and family fun. The kitchen is appointed with high end appliances, gas cooktop, center island that seats four guests and separate breakfast nook, plus seating for eight at the close by dining table. Sliding doors lead to expansive rear decks and the ocean beyond.
The main floor includes three of the home's four bedrooms, each with their own ensuite bathrooms. At one end, you'll find a bedroom appointed with a KING bed, TV and private bathroom with walk-in shower. Down a hallway on the opposite side of the main floor living space, you'll find another bedroom appointed with KING bed, also with a TV and private bathroom - shower/tub combo. At the end of this hallway is a bright, coastal-inspired bedroom with 2 QUEEN beds with TV & private bathroom - walk-in shower.
Upstairs you'll find the ultra-private primary suite. Taking up the entire second floor of The Layne House, the roomy and luxe primary suite offers beautiful ocean vistas framed in floor to ceiling windows. With a KING bed, separate sitting area, plus doors that step out to the oceanside deck, and a spa-like bath with extravagant soaking tub and walk-in shower, this is sure to feel like your own private getaway.
You'll appreciate days spent soaking up the sun, surf, and calming tranquility, but The Layne House also offers an idyllic island town experience that the Isle of Palm locals appreciate. Perfectly positioned, this home provides simple access to the best of the lowcountry. Explore the historic appeal of Charleston, the laid-back vibe of Sullivan's Island, and the vibrant shopping and dining of Mount Pleasant—all just a short drive away.
Isle of Palms features some of the most fashionable eateries and cafes east of the Cooper River, and the island offers a wide variety of delicious seafood and other local specialties, including Coda del Pesce, Coconut Joes Beach Grille, Acme Lowcountry Kitchen and the locally appreciated Sea Biscuit Cafe, that serves up only breakfast, but is well worth the wait. You'll find fresh dining options dotted throughout the island, including Long Island Cafe which is located right beside Harris Teeter, The Boathouse, located on the water overlooking the Intracoastal Waterway and Islander 71. Located on the point where Morgan Creek meets the Intracoastal Waterway, Islander 71 overlooks the water and has spectacular vistas. When the sun sets and the nighttime is heating up, head to the ever trendy The Windjammer beachfront bar.

Every property in our portfolio is designed to host only vacation guests, and guests of Luxury Simplified Retreats are expected to abide by the rules and NOISE ORDINANCE enforced by the City of Isle of Palms. Those that violate the terms of occupancy, host events, and/or events will result in immediate loss of use. The Layne House does not allow family pets. No exceptions. Access
Your Concierge will meet you at the home upon your arrival to check you in. Should our schedules not line up, your Concierge will walk you through how to get into the property. If you have any questions about directions or access to the property, your concierge will be ready and waiting to assist you by phone. There is room for five (5) cars at the home.
Interaction
Upon arrival, after the established 4PM check-in time, you may enter and exit the rental at your leisure. Your Concierge will meet you at the property upon check-in and provide valuable information about the home. Should an in-person meeting not work out, your Concierge will provide you with all the instructions you will need. We are here to make the check-in process a seamless one!

With our concierge services you can choose to have our team handle all the details of your trip. From stocking your refrigerator to reserving beach equipment, there isn't much our Concierge team can't help you with during your stay. And should you need any recommendations, it would be our enjoyment to provide suggestions for eateries, make reservations, organize activities, and answer any questions.
We offer the option to purchase trip insurance through Rental Guardian. We highly recommend adding trip insurance to your reservation, especially if you are traveling during hurricane season (June-November).
At the time of booking, we require a payment of 50% of your total rental amount. The remainder of your balance will be due 30 days prior to your check-in date and will be automatically charged to the card we have on file. If you are booking within 30 days of your expected arrival date, the full payment is due at the time of booking.
The City of Isle of Palms has a noise ordinance starting at 10PM that applies to private residences. Please be mindful of your neighbors. Noise complaints can result in fines and rental termination.

Get the best value:
- To get the largest vacation home within your budget, we recommend booking in Fall or Spring months. You'll benefit from lower rental rates, greater selection, beautiful weather and the absence of large crowds at Isle of Palms restaurants, beaches, and activities.
- Book your vacation rental as early as possible. Rental schedules usually become available a year in advance (or in September just after Summertime ends). Many families reserve their Summer vacation rentals during Thanksgiving and Christmas get-togethers. Reserve before these holidays for best selection.
- Some property management companies offer discounts for veterans. It's always a good idea to check with your property manager to see if special offers are available for your family before you book.
- Property management companies usually offer guests an option to buy vacation insurance. Trip insurance, which normally costs 1% - 5% of the base booking price, offers visitors reimbursement of costs for any missed days as a result of personal medical-related issues or weather, as well as ensuing additional evacuation charges, such as an unanticipated hotel stay or additional fuel expenses. Trip insurance is definitely a life-saver if the unforeseen occurs. Ask the property owner for additional information.

- Ask questions. You may want instructions for a garage door opener, television set or WIFI setup. Contact your property manager. They are there to help! A brief text message can prevent lots of problems.
- Respecting quiet hours and parking rules can make a stay significantly more pleasurable. You'll increase your chance to make local friends, and resident neighbors are usually a terrific resource to find the best local spots.
- Speaking of neighbors... Ask a local! Local residents can often help. Who better to ask where to find the best seashells, have a great night out, or the best spots for crabbing?
- Ensure you protect the rental owner (and your things!) by locking the rental while you are gone, just like you would at home.
- On check-out day, complete a final walk-through to make sure you did not leave anything behind. Re-check dressers, closets, and bathrooms for hidden belongings. Clean the refrigerator and take any leftovers home.
- Inspect the rental a final time and look for damage. We advise walking through with the host whenever you can. If the host is not available, take photos and video of the rental to record its condition at check-out.
- Remember to leave feedback! Property owners rely on great reviews to drive future reservations. They'll be much obliged for your feedback.
